Administrator's Message

 

The primary responsibility of a planner is to serve the public interest.  The Planning and Zoning Department seeks to serve through a number of activities in the City of St. Cloud. We divide our work into the categories of Long Range Planning, Current Planning, Community Redevelopment, and Code Enforcement. Some of the activities we are involved in on a continuing basis include:

 

 

  • Evaluating the Goals, Objectives, and Policies in the St. Cloud Comprehensive Plan for compliance with Florida Statutes and to ensure they are consistent with the long range planning desires of the community;
  • Reviewing applications for amendments to the Comprehensive Plan to ensure the proposals are consistent with Florida Statutes and City regulations and to ensure the proposed new land uses are compatible with the surrounding development;
  • Drafting new Goals, Objectives, and/or Policies for the Comprehensive Plan based on changing conditions in the City for consideration by the City Council;
  • Reviewing applications for rezoning and ensuring the proposed zoning district is consistent with the Comprehensive Plan;
  • Reviewing and making recommendations for amendments to the St. Cloud Land Development Code to keep it current and relevant to the needs of the City;
  • Reviewing proposals for land development including site plans, subdivision plans, and planned unit developments for compliance with the Land Development Code;
  • Enforcing the Land Development Code through routine patrol by Code Enforcement Officers and through investigations into complaints from citizens;
  • Preparing and implementing a Downtown Redevelopment Plan;
  • Reviewing applications for annexation to ensure compliance with Florida Statutes and to determine the impact on  City services;
  • Reviewing applications for variances from the Land Development Code;
  • Reviewing requests for certificates of capacity to ensure that the City has adequate infrastructure capacity (roads, water, sewer, parks, police, fire, schools) to serve proposed new development;  and
  • Work on special projects assigned by the City Manager.
